The object
A large private residence in Strathfield, Sydney. Our scope covers the main flat roof and the balcony.
The problem we solved
The original builder’s roof waterproofing was poor quality, and there was no thermal insulation at all — the house overheated badly through summer and the air conditioning could not keep up. Installing solar panels was also unsafe: with the waterproofing already compromised and the roof being a bare concrete slab, drilling fixings through it risked further water ingress.
Our scope of works
A correct, full warm-roof system on both the roof and the balcony: vapour barrier to the concrete deck, rigid thermal insulation over it, then a white PVC sheet membrane installed with a cool adhesive (no penetrating fixings) and hot-air welded throughout — parapet upstands, wall junctions, door thresholds, penetrations and outlets. Specialised PVC solar-mounting rails are also to be installed: welded to the membrane, with steel tubes at their core so panel fixings screw into the rail instead of piercing the waterproofing.
Special features / difficulty
A retrofit over an existing concrete slab with a strict no-penetration requirement — the whole system is adhered, so substrate preparation and adhesive work have to be right first time. The roof and balcony both carry hand-detailed terminations, and the solar rails must be integrated into the membrane without compromising it.
The result
In progress and close to completion — the field of the membrane is welded out, with terminations being finished. On completion the house gets a watertight, insulated PVC roof that stays cooler in summer and a safe, penetration-free mounting system for solar panels.
